How this calculator works
The calculator multiplies the home value you enter by the effective property tax rate of the place you pick. The effective rate is what homeowners there actually pay as a share of their home's value: the median real estate tax paid divided by the median home value, from the Census Bureau's American Community Survey (2020-2024, 5-year estimates). For the US as a whole that is $3,119 ÷ $332,700 = 0.94%, so a $300,000 home comes to about $2,812 a year.
It is an estimate, not a bill. Your real bill is your assessed value (which may lag the market or be capped) times the combined rate of the county, city, school district and special districts where the home sits, minus exemptions such as a homestead, senior or veteran exemption. Two neighbouring homes of the same value can pay different amounts. Use the result to compare places or to budget before you buy, then check with the county assessor or tax collector.

- Multiply your home's value by the local effective rate. For an exact figure, multiply your assessed value by your local tax rate (mill rate ÷ 1,000) and subtract exemptions; your county assessor publishes both.

- About $2,812 a year at the US effective rate of 0.94%. By state it ranges from $801 in Hawaii to $6,331 in New Jersey.
- Why is the estimate different from my bill?
- Assessments, caps, local levies and exemptions differ from home to home. The rate here is an average for homeowners in the county.
